Doon is two places. Doon South is the newest large neighbourhood in Kitchener, built out over the last two decades between Homer Watson Boulevard and the 401, and its houses share one painting problem: one thin coat of flat builder paint in a single off-white, sprayed before the floors went in, that marks when wiped and flashes when touched up. The typical Doon South job is a whole-house repaint in the owner's colours with two full coats of a washable finish, the trim caulked and the corner cracks filled, often done in the window between closing and moving in. Open-to-above foyers and two-storey great rooms are common here and need proper staging, which is priced into the quote rather than discovered on the day. Older Doon — Lower Doon along the Grand River near the Conestoga College campus, Pioneer Park and the streets off Doon Village Road — is 1970s to 1990s housing with popcorn ceilings, oak kitchens that paint up well, and wood or aluminum exterior trim that has weathered. A few century homes survive in the old village near the river and get the plaster and wood-trim treatment. Students renting near the college mean landlords call for durable neutral repaints between leases. Doon is inside Kitchener, so there is no travel charge.

Plaster in a century home downtown takes more filling and sanding than drywall in Doon South, old oil trim needs a bonding primer, and popcorn ceilings in a 1970s sidesplit take more paint and more time than a flat ceiling. The site visit is what turns those differences into a number.
