Painting has one of the widest price spreads of any trade for a reason that is easy to miss: the paint is a small part of the cost. The labour is in the prep, and the prep depends on what the surface is and what has been done to it before. What pushes a Kitchener painting quote up

Plaster. The century homes downtown, in Cedar Hill, around Victoria Park and the Civic District have plaster that cracks along the lath, old repairs that stand proud, and loose areas that have to be sounded and secured. Filling and sanding plaster takes longer than the same on drywall.

Oil paint on trim and doors. Most houses built before the 1990s have it. It must be cleaned, scuffed and bonding-primed before a modern enamel, or the new paint chips at every edge. Multiply by the number of doors and closets.

Ceilings. Popcorn drinks paint and has to be sealed. High plaster ceilings need platforms. Open stairwells and two-storey foyers in newer Doon South houses need staging. All of it is time.

Wallpaper. Removing it and washing the paste off the wall before paint can take as long as painting the room.

Stains and smoke. Water rings, nicotine and soot need a stain-blocking primer over the whole affected surface, not a spot.

Colour. Deep colours, and going from dark to light, can need a tinted primer or a third coat. Many different colours in one house means more cutting in and more cleanup between rooms.

Exterior condition. Peeling wood, failed caulk, chalked aluminum and rot each add prep hours. Two-storey gables and tight side yards add access time. Rot repair is carpentry and is quoted separately.

Occupied versus empty. An empty house between closing and move-in is the cheapest house to paint. Moving and covering furniture in every room adds time to an occupied one.

What brings a quote down

Sound surfaces. Drywall in good repair, latex already on the trim, no texture. Newer houses in Doon South, Huron Park and Breslau usually qualify.

Walls only. Leaving ceilings and trim for another year removes the slowest parts of the job.

One or two colours. Fewer colours means fewer cut lines and less cleanup.

Doing the whole house at once. Setup, floor protection and cleanup happen once rather than per visit.

An empty house. Moving day is the best painting day of your life.

Being flexible on scheduling. Exterior work booked early for a summer slot, and interior work in the quieter winter months, is easier to fit.

Where the money goes

Labour is most of it, and prep is most of the labour. Paint is a smaller line than people expect, though the difference between a quality product and a bargain one is real on walls that get washed and trim that gets knocked. Floor protection, masking, primers, fillers and caulk are consumables that add up on a whole-house job. On cabinets, the spray setup and the cure time between coats are what you are paying for. How to compare painting quotes

  • Is the prep listed? A quote that says only "paint living room" cannot be compared to one that lists cracks filled, trim primed and two coats.
  • How many coats, and is primer separate? One coat is not a repaint.
  • Is the product named? Brand and line, not just "premium paint".
  • Are ceilings, trim, doors and closets in or out? This is where most cheap quotes get cheap.
  • Is furniture moving, floor protection and cleanup included?
  • Who supplies the paint, and what happens to leftovers? Leftover paint is household hazardous waste under the Region of Waterloo rules.
  • Proof of liability insurance and WSIB coverage. Ask everyone, including us. Painting is not a licensed trade in Ontario, so insurance is the thing to check.
